10 Things That Can Void Your Homeowners Insurance

Did you know that your home insurer can cancel your policy for any reason within the first 60 days? In some states, a home insurer can cancel your policy for any reason within 120 days of signing.

Once the policy is in place, you’ll want to avoid activities that could void your homeowners insurance. While this list isn’t complete, it is a solid list of frequent violations that void insurance policies.

  1. Vacancy: Do not leave your home vacant for 30 – 60 days. Policy periods will vary so check your policy to determine what the insurer considers too long. Anything that exceeds 30 days is troublesome.
  2. Undisclosed Business: If you’re running a business from your home with customers visiting the premises. This isn’t the same thing as working from home. However, if you are running a business from your home and are part of an HOA you might be in violation of your HOA policy.
  3. Submitting Incorrect Information: Providing incorrect information such as the age of your roof could be considered fraud. Always double check and have documentation to support the information you submit.
  4. Neglecting Repairs and Maintenance: Ignoring damaged pipes, overflowing gutters, or dismissing leaks.
  5. Illegal Renovations or Unpermitted Structure Changes: All renovations and structure changes need a permit, and should be reported to your insurer within 30 days of completion.
  6. Illegal Activity: Anything illegal such as drug use, underage drinking, or other activities you could be arrested for.
  7. Multiple Claims: An excessive number of claims within a short amount of time.
  8. Renting Your Home: Renting your home without informing your insurer and sharing the lease. Or using your home as an Airbnb. This is also another instance where you should consult your HOA policy as well.
  9. Risky Pets: Some policies do not allow certain breeds of dogs or exotic pets.
  10. Construction Damage: This can be damage during a renovation or repair.

Whenever you have a question or concern, call your insurance company before deciding. You never want to assume when it comes to your home’s coverage.
